5 Most Common Problems with Tile Roofs

One of the more popular roofing materials used are tile roofs. They’re known for being attractive and durable, lasting for decades under the Arizona weather!

However, just like other types of roofs, they will develop issues over time. It’s inevitable, given the unpredictable weather conditions of Arizona, especially the heat and monsoon season!

It’s essential to be aware of the different problems with tile roofs, regardless of the material it’s made of. That way, you know what to watch out for and when it’s time for a roof inspection, which prevents the issue from worsening.

So, what are these common problems with tile roofs? This article will show you the top five!

5 Most Common Problems with Tile Roofs

It cracks and chips

This is a widespread problem among tile roofs and other roofing materials. However, with tile roofs, they might be more brittle and fragile!

Sure, it can withstand the many weather conditions, with castles from centuries ago proving its durability. Its density and manufacturing quality can also stay strong amid intense freezing, thawing, and other harsh weather.

However, a misstep may destroy a significant area of the tiles as well. That’s why it’s crucial to have your roof inspected, repaired, or maintained by professionals, or if you’ll do it on your own, be very careful where you step! If you have to check your roof, never step on the tiles, rake, water channels, or hip tiles.

Also, when walking on your roof, be sure to distribute your weight evenly, transferring your weight between the feet slowly while doing so. Do not walk using the balls of your feet and never leap or jump from tile to tile. You should wear soft-soled shoes that have excellent grip.

Chips would occur while the tile roofs are being installed, or if it’s received an impact. If you do see tiles that have 3-inch long chips (or longer), you’ll need to replace them.

On the other hand, cracks happen after an impact from falling tree branches, hail, or as they age. This usually happens with older clay or concrete tiles, and it may be inevitable because it degrades over time. If you see any cracked tiles, replace them immediately as leaving exposed parts can damage other parts of the roof, increasing the roof’s vulnerability to weather conditions.

Microorganisms love it

Many microorganisms travel by air or moisture, such as algae, fungi, molds, mildew, and more. Such microorganisms want to create their own habitat in tile roofs, particularly those made of clay. Why clay?

It’s an organic material, and regardless if it’s reinforced or natural clay-made tiles containing limestone, microorganisms choose this material as their home thanks to the moisture and nutrition clay offers.

Fortunately, regular professional cleaning helps keep algae and moss away from the roof.

You can also clean it using a low-pressure washer with a mild solution of warm water and dish detergent. Just don’t point the hose directly on the tiles, which can cause cracking. Furthermore, you can combat algae, mold, and dirt by using appropriate sealant products.

If you leave the microorganisms to create homes on your roof, then the quicker it will degrade. Plus, you’ll see all the moss, mildew, or algae buildup, which does NOT give your home a good look!

Besides microorganisms, clay tiles would also suffer from routine debris, such as leaves, grime, tree branches, among other airborne debris. Too much debris would lead to clogged gutters and backed up water, which results in leads through the roof.

As a result, you’ll have to spend a lot to repair your roof and whatever is affected in the house from the leaking. Prevent this from happening through regular roof inspections and cleaning!

5 Most Common Problems with Tile Roofs

Tiles may slip and deteriorate

Tiles may slip due to the following reasons:

  • It’s water-damaged
  • It wasn’t fastened to the roof well
  • The adhesive is beginning to fail

That usually happens after a heavy storm and from poor installation. If ever you notice any of the tiles slipping, then you’ll have to find out why it is, have it repaired, and even replace the affected tiles.

If your tiles aren’t sealed from water well, it can also deteriorate or erode. Remember, tile is porous and quickly absorbs water, so it tends to swell and contract, particularly during winter.

White stains

If you see white stains on your roof tiles, or what we call lime bloom and efflorescence, then there has been a calcium carbonate buildup. This would emerge spontaneously from water exposure and will wash away on its own after about 6-12 months. However, seeing white stains will indicate that your tiles are old and require replacement sooner than later.

Degraded underlayment

We install underlayment under the tile to prevent leakage. If ever there are any openings or damage from age, then it will cause leaks. Poor-quality and poorly-installed underlayment can also cause this.

Degraded underlayment causes leaks through the roof. If your underlayment looks old and you find interior leaks, it’s time to have it repaired or replaced!

Bonus: The biggest problem of tile roofs, like other roofs, is how expensive repairs can be because of the materials and labor! Because of that, you’re better off saving money through routine inspections and roof maintenance from professionals.
